Covenants and Bylaws

When you became a resident of Blue Lake Estates, be it homeowner or renter, you should have receive a copy of the community Covenants and Bylaws. This is basically the "Rule Book" regarding what is and is not allowed in our community. 

The HOA Board Members utilize these rules and regulations to ensure that the property value of your home continues to grow. Many times, we find that some of these rules may need to be revised and amended. This can only be done during an annual meeting with the appropriate amount of homeowners in attendance to either vote in or out a covenant or bylaw.

Architectural Review
Submission

Looking to get a pool? How about putting up a fence or adding gutters to your roof? Want to change the color to your house, door, or garage?

 

Most major changes will need to be submitted and reviewed by the architectural review board.

It's not worth getting fined. Just go ahead and submit it.

Something wrong with your sidewalk, light pole, or street? Have stray cats running around your property? Waste management forgot to pick up? All these items can be quickly addressed by either calling 904-630-CITY, emailing them at 630CITY@coj.net or by going online and submit a request.

They are pretty quick on reviewing, unless you submit on a Friday.

Fines & Fees

Have you recently received a letter from the property management company regarding a violation to your home? Read about the process, procedures, fine amounts, and how you can dispute/resolve them.

If you would like to submit a nuisance/grievance, please contact BCM Services directly at: info@BCMServices.net. Be sure to include our community name in the body of your email.
